VALUATION
We advise a number of senior debt and mezzanine lenders including Henley Finance, TAB HQ and P1 Capital.
This work involves complex planning and development advisory and in many instances we have been able to report within 24 hours of receipt of instructions, supported by physical inspections, with WhatsApp videos forwarded to lenders, that do not always have the time to inspect assets.
In our experience, commercially minded lenders typically want to "take a view" and assuming the fundamentals look strong, it is important that valuers do not lose sight of the attractiveness of a lending proposition.
We often make several asset management recommendations over and above those typically suggested by a Red Book Valuer and a have a multitude of specialist consultants that can mitigate a borrower or lenders risk profile. This means if a loan goes wrong, there is an experienced asset manager who is familiar with the project that can immediately step in and assist.
Finally, as Principals we are used to structuring appointments for the professional team and we can ensure that important points are not missed, which may not be covered by specialist valuers or lawyers.
